Separate town

Leo-Cedarville

Slow down at Riverside Gardens, discover the town's river access and imagine a life with a little more time beside the water.

THE FIVE-MINUTE VERSION

Leo-Cedarville offers several distinct outdoor reference points rather than a single waterfront destination. Riverside Gardens Park is on Schwartz Road; the town also lists Leo Cedarville Park and a boat launch at Main and Pearl streets. Use those actual locations when comparing a home near the older street network with one farther from the town's center.

The homes to look for

For a water-adjacent property, review the parcel's drainage, elevation information, basement or crawlspace history, and the actual access rights. A nearby public boat ramp does not create private waterfront access. Elsewhere, compare the condition of additions, driveway drainage, and responsibility for any shared pond or private lane.

Picture an ordinary Tuesday

Walk Riverside Gardens, try the route to your everyday errands, and separately visit the town's boat-launch area if paddling or boating matters to you. The gardens have lawns and rentable pavilions; the launch is a different access point for small to medium watercraft. Check the route across the town as part of a normal weekday, not only a park outing.

Things to consider

The distance to water may be appealing, but usable access and the route to shops or work vary by property. Compare those practical details with the particular lot and home's condition.

Our descriptions are editorial orientation. They do not establish current prices, inventory, commute times, school quality, or safety. Rent/buy and affordability depend on the actual property and your full household budget.

Make your visit count

  • Visit Riverside Gardens and the Main / Pearl boat launch as separate stops.
  • Try the actual route to errands on a weekday.
  • Distinguish public access nearby from any water-access right conveyed with the property.

Bring the same questions to each area on your shortlist. Compare the routes, costs, and responsibilities you would actually live with, then revisit the places that remain promising.

Put the community and the Leo town center on the same scouting trip. Compare individual lots, nearby open space and the connections to your daily destinations.

Ask on your visit: A Leo mailing address does not establish that a lot is inside Leo-Cedarville town limits. Verify jurisdiction, utilities and school enrollment by address.

Schools & address checks

East Allen County Schools provides the official Find My School iMap. Search the residence to identify the applicable attendance areas; the town name and a nearby school are not assignment guarantees.

A couple of useful questions.

Is the town boat ramp at Riverside Gardens?

The town lists them as separate facilities. Riverside Gardens is at 14701 Schwartz Road, while the boat launch is at Main and Pearl streets at the south end of town. Plan the outing around the facility you need.

Does a home near the reservoir include a place to launch a boat?

Proximity alone does not establish private access. The town operates a public launch for small to medium watercraft at Main and Pearl. For a home advertised with access, review the actual recorded rights and any shared-access agreement.
