Rent, buy, or give yourself time

If your job, household plans, or understanding of the city is still changing, compare the flexibility of renting with the costs of buying and selling. The useful question is how long the home is likely to work for you, not whether ownership is automatically the next step.

Tour the actual unit where possible. If you must decide remotely, request a current walkthrough, verify who manages the property, and confirm payment instructions through an independently established channel. Do not send money simply because a listing looks convincing.

Questions for a rental tour

  • What is the full monthly amount after mandatory fees, utilities, and parking?
  • Which appliances, internet options, maintenance responsibilities, and outdoor areas are included?
  • What are the rules and costs for pets, guests, renewal, early termination, and subletting?
  • How are repairs requested, after-hours problems handled, and move-in condition documented?
  • Is the advertised unit the one available for your possession date?

Questions before a purchase

Separate a property’s appearance from its condition. Discuss inspections, roof and mechanical systems, drainage, basement history, sewer or septic arrangements, and any work that needs permits. A renovated kitchen is not evidence that expensive systems are sound.

For historic homes, learn whether the address falls within a locally regulated district and what that means for exterior work. Historic designation, neighborhood membership, mailing address, and school assignment are different questions. Ask the responsible authority about each.

Historic streets and newer subdivisions

West Central is a starting point for exploring historic architecture near downtown. Newer housing and established subdivisions can be found across broader outlying areas. Both settings require property-specific research: older homes vary in renovation quality, and new construction varies in contract terms, completion dates, and what is included.

A larger yard can mean more maintenance. An association can mean services as well as obligations. Ask for the documents and budget for the ongoing responsibilities before deciding which tradeoff you prefer.

Verify the address, not just the neighborhood

  • Confirm municipality and county using official maps and records.
  • Confirm assigned public schools directly with the district.
  • Identify each utility provider and whether there are private systems.
  • Review flood information and drainage history with qualified help and official records.
  • Test the commute, sidewalks, crossings, parking, and everyday errands.

Build a maintenance calendar around the actual equipment and property. Follow manufacturer instructions and bring specialist work to a qualified professional. Allow room in your budget for both routine service and repairs.

  • Before winter: review heating service, filter instructions, snow removal and exterior water-line winterization with the appropriate professional.
  • After heavy rain: observe drainage, gutters and any sump system; report or investigate new water intrusion promptly.
  • Before summer: check cooling maintenance and the responsibility for mowing, trees and shared landscape areas.
  • In fall: clarify leaf pickup and gutter work, and confirm who handles sidewalks and shared spaces.

Renters: settle the small print before the boxes arrive

Request the full monthly charge, required insurance terms, parking rules, utility responsibilities and pet policy in writing. Confirm who handles trash, snow and emergency maintenance. Document the move-in condition and keep a copy of the signed agreement.

    Considering a newly built home?

    Compare the completed property and written agreement, not just the model home. Ask what the quoted price includes, which selections cost extra, when the home can actually be occupied and what happens if construction is delayed.

    Review inspection options, warranty responsibilities, drainage and grading, association documents, internet availability and unfinished roads or amenities. Confirm school assignment using the specific lot address. New construction is a housing type, not a guarantee of lower maintenance or a better fit.

        Huntertown area

        The Pines

        Off Kell Road in the Huntertown area.

        Start with the subdivision entrance, then drive the route to Lima Road and your regular errands. Compare completed homes with the construction still happening nearby.

        Ask on your visit: Ask which landscaping, sidewalk and neighboring-lot work will be finished when you move in.

        Huntertown / northwest Allen County

        Rolling Oaks

        Off Shoaff Road, east of State Road 3 / Lima Road.

        Use Shoaff Road as your starting point. Compare the lot, floor plan and road connections with the other northwest communities on your list.

        Ask on your visit: Test the school and work routes from the actual lot; a community name cannot establish an assignment or commute.

        Leo area / Cedar Creek Township

        Tullymore Run

        Off Garman Road, east of Amstutz Road, on the former Cedar Creek Golf Club site.

        Put the community and the Leo town center on the same scouting trip. Compare individual lots, nearby open space and the connections to your daily destinations.

        Ask on your visit: A Leo mailing address does not establish that a lot is inside Leo-Cedarville town limits. Verify jurisdiction, utilities and school enrollment by address.

        Look past the model-home finish.

        1. Price the actual home. Get a written, itemized total for the lot, selected plan, upgrades, allowances and work outside the house. Compare it with the full monthly budget.
        2. Walk the whole setting. Look at drainage, roads, construction next door, sidewalks and access to everyday destinations. Ask who owns and maintains shared ponds and paths.
        3. Make the timeline concrete. Ask about completion dates, inspections, warranty service and your plan if the move-in date changes. Have the actual agreement reviewed before committing.
